The TLFP was created to encourage individuals to enter and continue in the teaching profession in certain elementary and secondary schools that serve low-income families. One of the side effects of the subprime mortgage cycle we just went through is that many very solid loan programs went unnoticed and unused because there were "easier" options out there. Now with the disappearance of said subprime loans these "old faithful" loan programs are coming back. One of the best ones to resurface in recent weeks is the US Rural Development Loan. The US loan was designed to entice home buyers to move into rural, undeveloped areas to buy a new home. They created a government backed loan (meaning the bank is not taking the risk) that is truly zero down and does not have private mortgage insurance (PMI) on it. The rates are very comparable to FHA or conventional rates (6.5%) at the time I am writing this. You will be able to afford about $30000 more in house for the same payment simply due to the fact that there is no PMI. Did you catch the part of about zero down; it is not a typo this loan requires zero down to get into it. So you may be saying it is too good to be true, and asking what is the catch. Well I would be lying if I said that you were wrong about that. But the catches really aren't that bad. There is an income limit to how much you can make to get a loan like this. It will depend on the size of your family and if you pay child support or not, but for example a family of four in King County is capped at $88400 so it is not too restrictive. The new Dorothy Durfee Avery Loan Forgiveness Program at Stanford's School of Education offers to ease the burden for any eligible graduate of the STEP Program who teaches in a public school or a private school in an underserved community. The program was established by a gift from Judy Avery, '59, and named in honor of her mother, who was a teacher. Her gift will be matched by the university, bringing the program fund to $20 million. I was assigned a group project to create a ten minute skit and act it out or film it. We decided to do a sock puppet show. It took a LOT of work, and it truly is a masterpiece to us :) enjoy! Summary: Zimmerman, a bank teller, was proposed a loan to sign by a Hippie Chemistry teacher, Muggsy McGee, who happens to be Zimmerman's son's teacher. Muggsy needed a loan so he can build a "Good Vibes Machine" that spews out good vibes and makes everyone happy in attempt to making the world a better place. Because of Zimmerman's denial of the loan, Muggsy's only opportunity is to get with his top student, Charley (Zimmerman's son), to have him steal money and loan documents. When he builds the machine, an ironic twist arises when Charley is confronted by his dad about the missing funds and learns that Zimmerman was actually considering approving Muggsy's loan. Charley pleads forgiveness from his father, and obtains it from his kind-hearted father. It teaches a lesson about confession, honesty, and forgiveness...kind of..LOL
